Bizapartments regulations

1. Entry

a. The following Terms and Conditions apply to the rules of booking and renting of apartments from BizApartments at Jana Nowaka Jeziorańskiego street in Warsaw.
b. Booking an apartment according to guideline in paragraph 2 of terms and conditions will be considered as accepting the rules of an agreement

2. Booking

Booking can be made by completing the booking form on the page www.bizapartments.pl by sending an e-mail or telephone.
a. Booking by filling booking form available at www.bizapartments.pl
This way of booking is possible by sending a message using the form available on the website under the booking tab. After checking the availability of the apartment Customer will be informed by receiving an e-mail or by telephone about the possibility of booking. Positive customer response to a transmitted message will cause the booking will be entered into the database and this means that customer accepts rules and conditions.

b. Booking by e-mail
This form of booking is possible by sending a message to email address booking@bizapartments.pl. After checking the availability of the apartment Customer will be informed by receiving an e-mail or by telephone about the possibility of booking. Positive customer response to a transmitted message will cause the booking will be entered into the database customer accept terms and conditions.

c. Booking by phone
Booking can be made by calling Bizapartments’s staff. After verification of the availability of the apartment Customer will receive proposals for apartment renting. Customer will receive a booking confirmation electronically in the form of e-mail, SMS or by phone. Message sent or information communicated will make the booking valid and it means that customer accept terms and conditions.

d. The booking confirmation which will be sent to the Customer will contain the following information: lease period, the outstanding amount for the stay, due date for any advance payment due and bank details for the deposit or other form of prepayment. At the he period of high season customer can receive email message describing the special term and conditions for booking and apartment cancelation. If customer will not receive special term and conditions this mean that general term and condition will be applied and customer is oblige to follow 3 paragraph of regulation.

3. Change and booking cancellation policy

a. A booking can be changed (date and place of residence) no later than 48 hours before the commencing date as in the contract. It also depends on the availability of the apartments.

b. Bizapartments reserves the right to claim and charge the whole amount due in case we’re not informed in due time of the change as defined above or defined by special terms and conditions that were communicated by email.

c. The customer can cancel the booking no later than 48 hours before the commencing date.

d. Cancellation with refund of the deposit (or all paid claims) is possible but no later than 48hours before the scheduled date of accommodation

e. Bizapartments reserves the right to send special terms and conditions by email or by phone. If special terms and conditions will be sent to customer that means that regulation at paragraph 3 is getting ineffective.

4. Payment

a. At the key pickup (cash only)

b. Bank transfer to Bizapartments no later than the commencing date of booking. If the transfer doesn’t appear on time on Apartment4you bank account, the customer should send the transfer confirmation via fax or email. 
If the customer fails to hand the details required to produce an invoice, Bizapartments will produce a receipt. 

c. In the case of a long-term booking (10 nights or more) or in the case of booking for several apartments, a prepayment up to 30% of the total amount will be requested. This prepayment should be done maximum 7 days from the moment of booking.

d. In case an invoice is needed, it has to be requested when booking. Otherwise, only a receipt will be issued

5. Rental Terms

a. The check-in time starts at 15pm and the hotel night lasts untill 11 am the next day.

b.  Stay extensions are possible. Any changes in the length of stay must be reported to the staff. Customers are requested to inform BizApartments in order to avoid liability for any damages that could happen during their absence. 

c. Customer may only use the apartment for residential purposes and cannot sub-lease the apartment without written confirmation from BizApartments.

d. Customer commits to respect the rules of social conduct, including respect for the night hours (between 22PM to 6AM) and not to organize loud and disruptive meetings or events in the apartment. Organization of such events is subject to a 700 PLN fine.

e. Loss or failure to return the key in due time is subject to a 150 PLN fine.

6. Check-in and Check-out policy

a. You can pick up the key at the booked apartment upon the agreement with owner or any agreed place.

b. A check-in condition is first to clear all the costs linked to the tenancy agreement and to provide an identity card/passport in order to properly fulfill the card reports

c. Customers who are under the influence or alcohol or other drugs will not be admitted in the apartment.

7. Terms of use

a. The maximum number of guests allowed in the apartment is the one which has been confirmed during the booking. Shell more guests than initially mentioned stay in the apartment, it should be reported to BizApartments. For each additional person is an additional fee, in accordance with the applicable price list.

b. Pets are not accepted and smoking is prohibited.

c. Customer is obliged to pay special attention to the operating water valves, gas and to electrical appliances.

d. Immediately after detection, the Customer is obliged to notify the person authorized by the owner of the occurrence of any damage on the premises or shortage of equipment.

7. Liabilities and damages

a. The customer bear all financial responsibility for any damage made to the building in which the apartment is located, in an apartment and to the equipment of the apartment. The customer is obliged to immediately inform the Bizapartments of any event that may expose him or any other person for the damage and for any damage caused to the building in which the apartment is located, in an apartment and to the equipment of the apartment. Simultaneously customer commits oneself to bear all expenses linked to all damages.

b. The customer is obliged to pay the amount for the full rental period which is calculated till the date of restoring the apartment to its original condition. The amount of money to be paid will be calculated based on price list posted on the bizapartments.pl.
c. Bizapartments is not responsible for items left in your Suite.

8. Amendments and withdrawal

a. In exceptional circumstances, Bizapartments reserves the right to substitute the apartment at the same or a higher standard, for the same or lower price.

b. In case of circumstances of force majeure Bizapartments may withdraw from the lease. That includes situations in which Bizapartments is not liable to provide security to the Customer or its assets benefited.

c. In the event of cancellation of the lease in such cases, yet the amount paid by the Customer will be immediately returned, and the Bizapartments will be entitled to charge customer for the stay before such an event occurred.

9. Personal Data

Customer’s personal data listed on the booking form and on the card will only be used to produce the contract and further relations between Bizapartments and the Customer, fully accordingly to the Polish Statutory Data Protection law of 29 July 1997 (Journal of Laws, 2002, No 101, Item 926). When booking customer is informed of his rights under the law and is consent to processing of personal data.
